Our Experience

Within this area, Basham deals with the structuring, negotiation and implementation of transactions related to real estate for commercial, tourist or residential use (both in urban and rural areas), as well as everything related to the initiation of activities and registration of developments, condominiums, subdivisions and zoning, providing the following services:

  • Lease agreements.
  • Restricted zone trusts.
  • Background search in the Public Registry of Property and National Agrarian Registry, liens and encumbrances.
  • Hotel and tourism developments, shopping centers, corporate and industrial parks.
  • Construction contracts.
  • Contracts for the improvement and modification of real estate.
  • Structuring, negotiating and entering into real estate transactions of any kind, including leases, exchanges, swaps, exchanges, liens, rights of first refusal and easements.
  • Disincorporation of ejidos and expropriations.
  • Preparation of documents and negotiations in construction matters for industrial, commercial, tourism and residential use, including condominiums and developments in general.
  • Representation before governmental agencies and participation in boundary disputes.
  • Zoning and land use certificates.
  • Specialized audits and investigations in order to advise and determine with certainty the status of real estate with respect to liens, ejido property, as well as the review of the necessary permits for the construction or development of the same, including administrative and environmental matters.
  • Elaboration of contracts and developments related to the new legal figure called "multi-property", a different way of acquiring real estate and its regulation in the most important vacation areas of the country.

Relevant Operations

  • The development of a large resort/hotel in the Riviera Maya, carried out by a Spanish development. The development consisted of the creation of a master condominium invested by real estate and development companies, as well as global hotel chains, resulting in the construction of six luxury hotels, a beach and a golf club. The total amount of this project is approximately US$600,000,000.00.
  • The largest real estate purchase in Mexico in 2004, of the real estate portfolio owned by G. Accion, S.A. de C.V., consisting of 52 industrial plants and an office building throughout Mexico, by The California Public Employees' Retirement System (CalPERS) and The British Columbia Investment Management Corporation (BCimc), represented by La Salle Investment Management, Inc. with a total value of approximately US$300,000,000.00.
  • Ford's acquisition of Visteon's industrial facilities in Mexico.
  • The acquisition of hotels in Monterrey and Mexico City, in which the Mexican consortium GEO, S.A. de C.V. and Sociedad Inmobiliaria Hotelera de México, S.A. de C.V. participated.
  • Design and negotiation in presentation of OHL Group in connection with the sale of three shopping centers in Mexico City.
  • Participation on behalf of The Quaker Company in the negotiation for the acquisition and construction of the Gatorade plant in Guadalajara, Jalisco.
  • Participation in the acquisition and construction of the Lucky plant in Lagos de Moreno, Jalisco.
  • Participation on behalf of Turbinas Solar in the design and construction of a power generation plant in Altamira, Tamaulipas.
  • Advised real estate fund in the purchase and development of hotels and residences in San Miguel de Allende and Sayulita.
